Is Your Home Protected Against Earthquakes?!

I had my home earthquake retrofitted this week. It struck me that it's important to educate future clients, and past clients on Seattle soil. By no means am I geo-technical or engineering expert, but I do know the threat of earthquakes, and the damage a large one would do to a home in this region could be disastrous. Earthquakes could impact various areas of Seattle in different ways. Homes older than the 1970's are well worth looking into for earthquake retrofits. Do you know what type of soil you live on, and have you reached out to your insurance company to ask about earthquake insurance? I have attached an interesting map in the link at the bottom that shows Seattle soil. The areas where you see grey or black lines running through it is all land that has been either filled or changed with top soil over the years. If you live in those areas and don't have earthquake insurance, I would highly encourage it. I have earthquake insurance even with having my home retrofitted, as the primary damage in an earthquake is often water damage due to busted plumbing or fires do to failed electrical. Certain homes can't get earthquake insurance. If that is the case with your home, it's even more reason to take measures to protect your home structurally. Market Shifting, but 2019 Will Be An Amazing Year!

The new reality is setting in with changes in our market, and our economy across the board (note seattle times article attached below for further info). There are welcome and positive changes to note with regards to some elements of the current price shifts. We were in need of more balance in the market. It was purely a matter of time before prices leveled off or even slightly declined from the peak, which we are currently seeing. I expect the current 8% change from spring to be a temporary correction given current interest rates rising, and overall mentality shifts in the market. I don't foresee this to be a recession or complete meltdown of the market in any form. Seattle needed more balance, and now it's becoming a great market to be a seller or a buyer. By no means is it a market where buyers are ruling the land. There are still many homes in desirable neighborhoods that are selling with competition. Most notably move in ready homes. I predict 2019 will be the best year and market conditions we have experienced in over 5 years! Don't sit on the sidelines. My advice to any and all clients is to make choices that fit your current needs, and approach your desire to buy or sell based on what your long term goals are. Short term market corrections are exactly that......"short term." Focus on what you desire to make your home for years to come, and you will come out on top regardless of market corrections that take place over that long term time span!

June Market Snapshot

Have you heard that trends in the Puget Sound region's real estate market have noticeably changed in the past few weeks? Take a look below for a quick snapshot of the market. If you have questions or would like help navigating the market, my team and I are always here and available to help. 


The central Puget Sound region housing market is still hot, but competition on homes has noticeably declined in all price points over the last month, and homes are staying on the market longer. This is particularly evident in the Seattle Metro area, where the rate of sale price increase has declined and is now below the rate in King County overall. This is indicative of prices leveling off, which is encouraging news to buyers in the market though still favorable to potential sellers. If you’ve been reluctant to sell because of potential options to purchase after your sale, at this juncture in the market you will find more flexibility in your options to either downsize or upgrade, depending on your needs.

Year over year, spring sees the most competition, but summer and fall have become the best time of year overall for a buyer. Interest rates are also still low, though are increasing and may not be as favorable next year as they are now. If you are thinking about buying, now is the time!
